Do I really need a survey before buying?

Yes, I strongly recommend getting a professional property survey before purchasing any home. A survey provides essential insight into the condition of the property, giving you peace of mind and helping you plan financially for any urgent repairs or maintenance.

Having a detailed survey report can also strengthen your position in negotiations, potentially allowing you to negotiate a lower purchase price to cover necessary repairs.

Ultimately, a property survey equips you with the information you need to make a fully informed decision, helping you avoid costly surprises, save time, reduce stress, and protect your investment.

 

What if my lender is already doing a survey?

When you buy a property with a mortgage, your lender will typically arrange a valuation to confirm the property’s market value. However, this is not the same as a full property survey.

Lender valuations are basic reports aimed at protecting the lender’s financial interest—they do not assess the condition of the property or identify potential defects. These valuations are completed for the lender’s benefit, not for you as the buyer.

Some lenders may offer optional surveys, but it’s important to understand exactly what’s included in these before relying on them. For comprehensive protection and peace of mind, a professional independent survey is strongly recommended.

 

How long does a survey take?

Survey duration varies based on property size and survey type but typically takes between 2 to 4 hours. Reports are usually delivered within 2 to 5 working days after inspection.

 

Can I attend the inspection?

For safety and efficiency reasons, I don’t allow clients to be present during the actual survey inspection. However, you’re very welcome to join me at the property once the inspection is complete. At that time, I’ll walk you through any issues found, explain the report’s key points, and answer any questions you may have.

 

What does a report look like?

The purpose of our reports is to make them as clear and easy-to understand as possible. We utilise the RICS traffic light system to clearly define the seriousness of all defects.

Condition rating 1 - No repair is currently needed. The property must be maintained in the normal way.

Condition rating 2 - Defects that need repairing or replacing but are not considered to be either serious or urgent. The property must be maintained in the normal way.

Condition rating 3 - Defects that are serious and/or need to be repaired, replaced or investigated urgently.
